Hold provides rental-market intelligence: rent estimates, listing diagnostics and audits, property-condition snapshots, and related operator tools. Reports are estimates built from market data — not appraisals, inspections, or professional advice. Hold discloses its approach, not its specific sources or weights.
You retain ownership of documents and data you upload. You grant Hold the right to process them to produce your reports and to contribute to aggregated, anonymized market benchmarks. Don't upload content you don't have the right to share.
Hold is not an emergency service. It does not monitor for emergencies, does not guarantee that any message is read, and is never the responder. Do not use Hold to report a life-threatening situation. If there is a fire, gas leak, carbon monoxide alarm, flooding, or injury, call 911.
When a message is classified as urgent, Hold does two things and then stops. It sends an automatic reply telling the sender to call 911 if the situation is life-threatening, and it routes an alert to whoever the property operator has designated — a staff member, a backup contact, or both — and records that it did so. If the operator has designated no one, Hold says so rather than substituting someone, and it will not contact emergency services on anyone's behalf. Whether a designated person reads or acts on an alert is outside Hold's control.
Emergency replies are sent even after you reply STOP. The automatic “call 911” reply described above is treated as an emergency message and is not suppressed by an opt-out — we would rather send it than leave someone waiting for a reply that never comes. It is the only message that behaves this way; every other text stops when you do.
Hold sends text messages only to numbers that have opted in — for example, tenant messaging on behalf of a property operator, or notifications you requested. Message frequency varies; message and data rates may apply. Reply STOP to cancel at any time, HELP for help, or contact ben@thekenwoodco.com. Carriers are not liable for delayed or undelivered messages. One exception to STOP is described under Emergencies and life safety.
Don't misuse the service: no scraping at scale, reselling report data, attempting to deanonymize benchmarks, or using Hold to violate fair-housing, landlord-tenant, or communications law. We may suspend access that threatens the service or other users.
The service is provided as-is. To the maximum extent permitted by law, Hold's liability for any claim arising from the service is limited to the amount you paid for the report or service giving rise to the claim. Nothing here limits liability that cannot lawfully be limited.
We may update these terms; material changes will be posted on this page with a new effective date. Continued use after a change is acceptance of it.
